§ How it is worked out

The arithmetic.

  1. 01

    Find the basis

    Duty is charged on the higher of the agreement value and the ready-reckoner (market) value the Government fixes for that location each year.

  2. 02

    Apply 6%

    5% stamp duty plus 1% metro cess, for property in Mumbai, within MCGM limits. Rates differ in other parts of Maharashtra.

  3. 03

    Women buyers

    A 1% concession applies to residential property bought by a woman alone or by women only — not to commercial property, and not where a man is a joint buyer. Conditions apply.

  4. 04

    Registration fee

    1% of the value, capped at ₹30,000, paid when the document is registered at the Sub-Registrar.

What this does not include

  • Society transfer charges, which the bye-laws and the Act cap but which vary by society.
  • GST on under-construction property, and any developer charges.

Questions buyers ask us.

How soon must a document be registered?

Generally within four months of the date it was executed, under the Registration Act. Leave and licence agreements in Maharashtra must also be registered.

Is stamp duty charged on the price I pay or the ready-reckoner value?

On the higher of the two. If your agreement value is below the ready-reckoner (market) value fixed by the Government for that location, duty is charged on the ready-reckoner value.

Do women buyers pay less stamp duty in Mumbai?

For residential property bought by a woman alone, or by women only, Maharashtra currently allows a one per cent concession on stamp duty. It does not apply to commercial property, and conditions apply — we confirm eligibility before you rely on it.
